You’re here because you’re thinking about selling your home and you might think that every agent out there does the same thing. They tell you what a great house you have, chunk the sign in the yard, pop it into the MLS and see you later!

Now you hope they call you back with an offer… hopefully in a couple of weeks.
The thing is, there’s a lot more to it than that. If you’ve ever sold a house in the past, you negotiate your deal…. and you’ve got a great deal going on….and then they do that home inspection.

There’s the repair request.

Where is all this stuff coming from? It’s tiddlywink stuff and it’s big stuff. But now you’re only two weeks away from closing. You’re under the gun to get that stuff fixed and corrected. What are you going to do?

Well, I’ve got a solution. My Certified Pre-owned program, or CPO for short. The very same way it works for used cars, it works for used houses.
First I send an inspector in. He goes through and finds everything wrong with your house… and trust me there’s stuff wrong with your house! With every house, even new construction, there’s stuff to correct. They give you a report and now because you’re not under the gun and closing is not two weeks away, you have time to get a contractor in and get those items fixed.

You’ve got the receipts, you’ve got documentation. It’s fixed and ready to go.
Now when that buyer comes and makes that offer, they know what the home inspection showed. It’s been done, taking care of, fixed! We’re ready to rock and roll! You don’t end up with a giant repair request that you’re under the gun to fix.

Before it was kinda like being held hostage after you negotiated your deal. They come back. Whoops. I need a little bit more money out of you. That $5.00 repair? I think it’s going to cost me 50 bucks. That $50 repair? I think it’s gonna cost me 500 bucks. Avoid this and go with my Certified Pre-owned program and eliminate all that!
